Building Manager- One Albert Quay
The successful applicant will be joining an established team within the property management department. A high standard of professionalism is required as this is professional services environment with VIP clients, which need to be treated with the upmost professionalism.
They must be proactive and capable of working on their own initiative, as well as providing administrative support to the team. The candidate will demonstrate an understanding of service standards and key deliverables in line with the contract and PMA. They will proactively support and deliver an excellent building service to the tenants and site team and operate in a pro-active manner to anticipate customer needs and demonstrate a 'can-do' attitude.
The Building Manager will always be a highly visible and will be the initial point of escalation for all building-based occupants and site users / visitors.
Key Responsibilities
Management of all maintenance contractors and the overall upkeep of the building, including cleaning, security, internal landscaping, general maintenance, health & safety, mechanical and electrical systems, lifts, and all statutory requirements.
Liaising with tenants and responding to all queries in a timely and professional manner.
Oversight of contractor compliance, including permits, RAMS, and performance management.
Collaborating with the Client and Central Facilities Management team to ensure excellent service delivery, while identifying opportunities for cost savings and operational efficiencies.
Preparation and coordination of accurate monthly reports for the client and central team, ensuring submission in line with reporting deadlines.
Management and supervision of the on‑site concierge team.
Preparation and management of the annual Service Charge budget, including monitoring spend, reviewing variances, approving contractor invoices, and coordinating the year‑end service charge audit.
Coordination and delivery of ad hoc projects.
Knowledge, Skills and Experience
Essential Skills
At least 4 years strong corporate building management experience.
Analysis of budgetary information to assist in annual budgetary process and cost management
Excellent verbal & written communication and must be excel literate
CAFM experience a bonus
Experience
Build relationship with landlord, tenants, contractors and service providers
Be able to work autonomously, with a proactive approach to Building Management.
Experience with the creation, implementation and management of large PPM schedules.
Experience with direct management of Hard Services and Soft Services
A good knowledge of health & safety and knowledge of the associated regulations and statutory requirements, ensuring all contractors operate within QHSE processes and standards
Excellent planning and organising skills with troubleshooting and problem-solving abilities.
Support of customer and company audits ensuring best results are achieved
Ensure Continuous Improvement Process is an integral part of service delivery
Previous experience with managing multiple contractors, inclusive of KPI creation and monitoring
Timeous reporting of all incidents, occupational illnesses and emergencies and preparing incident reports
