Maintenance & Projects Manager
The Role
We are seeking to recruit a Maintenance & Projects Manager, based at Clancy Quay Development, Dublin, this is a senior operational role responsible for overseeing reactive and planned maintenance, coordinating refurbishment programmes, and delivering capital projects across internal units and common areas.
Working closely with the Operational and Development Manager, the successful candidate will align maintenance strategy with asset performance objectives, support development handovers, and contribute to long-term capital planning.
Key Responsibilities
Partner with the Operational and Development Manager to implement maintenance and asset improvement strategies.
Lead the Planned Preventative Maintenance (PPM) programme, ensuring full statutory compliance and lifecycle management.
Oversee all reactive maintenance requests, including contractor coordination, quotation approval, quality control and invoice sign-off.
Manage unit refurbishments and make-ready programmes to ensure efficient turnaround for lettings.
Deliver capital works and upgrade projects across apartments and common areas, ensuring works are completed on time and within budget.
Procure and manage contractors, monitoring performance against SLAs and KPIs.
Candidate Profile
Minimum 2+ years’ experience in residential maintenance, facilities management or property project management.
Strong understanding of building systems, compliance and contractor management.
Highly organised with strong communication
Confident handling conflict resolution and working within a fast-paced, service-driven environment.
